Homes in Totnes, and what they need
About Totnes
The place and its homes
Situated at the head of the River Dart estuary, this market town is home to about 8,241 people. The former wealth of the area is still visible in the merchants' houses built during the sixteenth and seventeenth centuries. In fact, Totnes is said to have more listed buildings per head than any other town. Fitting modern domestic appliances into older properties requires care. Washing machines and washer dryers need a firm, level base to spin quietly. If an older floor has shifted over the centuries, a machine can vibrate excessively, which puts strain on the drum bearings and suspension dampers.

What that means for your appliances
The area also attracts tourists interested in its status as a transition town, alongside families attending the alternative private schools nearby. Properties used for holiday accommodation see heavy use of washing machines and dishwashers during the season. Guests unfamiliar with a specific dishwasher might overload it or block the spray arms with tall plates, leaving food residue on the dishes. Similarly, a fridge freezer in a holiday let works hard when a new group arrives and loads it with room-temperature groceries, forcing the compressor to run continuously to bring the temperature down.
02What we look out for
What these homes mean for your appliances
01
Levelling washing machines on older floors
Washing machines require a stable surface to operate without shaking. In historic properties, floors may not be perfectly flat. If a machine is not levelled correctly using its adjustable feet, the resulting vibration during a spin cycle can damage the suspension legs and wear out the drum bearings.
02
Blocked dishwasher spray arms and poor cleaning
Holiday accommodation dishwashers work hard during the tourist season. Guests sometimes load tall plates that physically block the rotating spray arms. When the arms cannot spin, water does not reach all the items, leaving food residue behind. Clearing the obstruction allows the appliance to clean properly again.
03
Electric oven fan elements failing to heat
When an electric oven blows cold air while the fan is running, the circular heating element has usually failed. The internal filament breaks, stopping the flow of electricity. Replacing the element restores the heat. We repair electric ovens and electric range cookers, but we do not work on gas appliances.

Fridge freezers hidden behind cabinet doors have a defrost drain hole at the back of the fridge compartment. If food packaging touches the back wall, condensation carries crumbs down into the drain, blocking it. Water then pools under the salad crisper. Clearing the drain hole allows the water to escape.
Tumble dryers need good airflow to remove moisture. If the lint filters are blocked, the hot air cannot circulate through the drum, extending the drying time. In older properties with limited ventilation, condenser and heat pump dryers also take longer to dry if the room itself becomes too warm.
