Homes in Kingsbridge

Know the home, know the fault

Properties around the centre of Kingsbridge retain many buildings from the eighteenth and nineteenth centuries, while the wider area serves as a popular tourist destination and a base for families with children attending the large secondary school. In older properties, kitchens might have been retrofitted into spaces not originally designed for modern plumbing, which can mean longer waste pipe runs for a dishwasher. Holiday lets experience varied usage patterns, with machines sitting idle for periods before being used heavily during peak seasons. Family homes generate a steady stream of dirty plates and pans, meaning the appliance is relied upon daily to keep the kitchen functioning. When a dishwasher sits unused in a holiday property, seals can dry out and become prone to leaking once the machine is switched back on. In busy family kitchens, heavy usage increases the chance of food debris bypassing the filters and blocking the drain pump, leaving dirty water sitting in the base at the end of a cycle. Poor cleaning results are another issue, sometimes caused by blocked spray arms that cannot rotate freely or distribute water properly. If plates are coming out wet and cold, the heating element or its associated thermostats may have failed, preventing the water from reaching the temperature needed to break down grease and dry the load. During a visit, we look at draining faults and investigate why water remains in the base. We also examine poor cleaning results, checking spray arm problems and circulation pumps. If there are heating faults and dishes are left wet, we test the electrical components responsible for raising the water temperature. We trace leaks, inspect door seal problems, and diagnose error codes on machines that will not start.

Water left in the base usually points to a draining fault. The drain pump might be blocked by food debris, glass, or a piece of plastic that has slipped past the filters. Alternatively, the waste hose could be kinked, or the sink spigot it connects to might be restricted. We check these areas to restore proper draining.

If dishes are cold and wet at the end of a programme, the machine is experiencing a heating fault. This happens when the heating element fails or a thermostat stops registering the water temperature correctly. Without hot water, the appliance cannot break down grease effectively or create the residual heat needed for drying.

Leaks from the front of the machine are typically caused by door seal problems. The lower door seal can degrade over time, or the main perimeter gasket might become split or coated in food residue. Sometimes, a blocked lower spray arm forces water directly at the door edge, bypassing the seals and causing a leak.
